Document Description
The project proposes the construction of a 196-unit multifamily project. Tentative Map 36854 is also provided for the potential of for-sale condominium units. The 196-unit project is inclusive of a request for a density bonus per State Gov Code 65915 to allow for additional 19 units and proposes 20-income restricted units with one incentive for reduced parking spaces. The project's design includes nine three story buildings situated around a community open space with amenities. On-site recreational amenities are dispersed internal to the proposed Project site. Amenities include: community multi-purpose center, gym, pool, spa, children's play area, passive park/open space areas, bbq area with a trellis, and meandering walkway throughout the site. The multi-purpose center consists is a 5,320 sq. ft. two-story building including a 3,654 sq. ft. first floor that includes a fitness room, changing and locker rooms, game room, kitchen and leasing office. A 1,654 sq. ft. second story includes an outdoor terrace/movie screening area, yoga/multi-purpose room and tech area. A management company will be established to maintain the onsite private driveways, landscaped areas, common areas, recreational building(s) and recreational areas. The main and secondary access will be gated and is located to the south of the main entrance on Murrieta Hot Springs Road.
