The proposed plan is for infill growth and development of a mixed-use downtown in a 330-acre existing development area of the city that encompasses and is oriented to the Rohnert Park SMART rail station. The plan would involve new infill development; building reuse; roadway, streetscape, and intersection improvements; and transit, bicycle, and pedestrian improvements. The plan sets assumptions for the maximum expected development for the plan area and supports the added development of 835 multifamily housing units, 440, 880 sf of retail and service uses, 62,800 sf of public-institutional uses, and 129,320 sf of light industrial uses; associated landscape improvements, and new parks and open space.
