Project site is partially occupied by light industrial facilities, two residences, anda scrap yard. The General Plan land use designation is General Industrial and the zoning is Specific Plan (Agua Mansa Industrial Corridor Specific Plan)
The approximately 24.37 acre project site will be developed with a 525,110 sf warehouse building, ancillary office space, and high dock clearances for use by high cube distribution warehouse operators. Other proposed on site improvements include installation of parking spaces, drive aisles, landscaping, lighting, detention basins, curbs gutters, and sidewalks. Existing residences, industrial buildings and associated structures will be demolished as part of the proposed project.
