The project site is APN 307-060-71-00, which is located generally to the west and south of Via Del mar, immediately south of 3821 Via Del Mar, immediately south of 3821 Via Del Mar. The Community plan land use designation for the project site is Rural Residential. The project site is located within AR-1-2 zone, which permits a maximum density of 1 dwelling unit per acre, the Coastal Overlay Zone (appealable), and the Parking Impact Overlay Zone within the Carmel Valley Community Plan (Neighborhood 8b). The site is not included on any Government Code listing of hazardous waste sites.
