39-unit affordable multi-family project focusing on veterans, veteran's families and developmentally disabled residents. Site is a 1.42-acre vacant parcel located on west side of Rocky Hill road, adjoining the SE of Trower Park. Site plan identifies two 3-story residential buildings, one single-story community building, two driveways, 69 on-site parking spaces, fire access lane, and landscaping. Project consists of 12 one bed/one bath units, 15 three bed/three bath units, and 12 four bed/two bath units. Of the 39 total units, 15 will be available to extremely low income households, 15 to very low income, and 8 will be available to low income households. Property is zoned RH (High Density Residential) which allows a density of 14.1-24.0 units per acre. The applicant is requesting a Density Bonus to construct 39 units, a 15% increase from the base density.
