Document Description
The proposal is a request to change the land use of the project site to industrial in order to facilitate the subdivision of the land to create approximately five light industrial parcels with office/warehouse development located on each parcel. The project site consists of a 20.03-acre parcel developed with four vacant buildings, originally constructed as hay and livestock storage for a cattle operation. The proposed project would include construction of one 9,800 sf building, interior retrofits to four existing buildings, for a total operation of 45,200 sf of light industrial building space and 591,450 sf of outdoor gravel storage. Property immediately to the north is vacant, however, there is an existing gas station with restaurants located to the north, at the southwest corner of South Enos Lane and Taft Highway;
