Document Description
The Specific Plan would serve as a tool to guide implementation of a 107-unit single-family residential subdivision (Vesting Tentative Tract Map No. 18869) on the approximately 537-acre property. The property is currently designated Agriculture-Ranches in the City's General Plan and zoned Agriculture-Ranches (R-A) which allows for single-family residential uses with a minimum lot size of five acres. The applicant proposes to cluster the development on-site in order to achieve the overall density of one unit per five acres. The development would also include seven open space lots, a community clubhouse and 3.8-acre public park and trails, as well as streets, stormwater detention basins, and other infrastructure improvements.
