Document Description
The proposed project is a tideland use and occupancy permit (TUOP) to Quality Coast, Inc. (Tenant) for their use of approx. 427 sq. ft. of building area, 610 sq. ft. of outdoor seating area, and 60 sq. ft. of storage space located at Embarcadero Marina Park South (EMPS) in the City of San Diego. The area proposed for use under this TUOP will be used only and exclusively for the purpose whatsoever without prior written consent of the Executive Director of District. Hot food will be prepared using a mobile food car located on the patio (similar to the carts used by the Tenant along the Embarcadero). The mobile food cart will be cleaned and stowed daily off the premises. Concession and retail items could include food, non-alcoholic beverages, alcoholic beverages, souvenirs, gifts, novelties, clothing, cigarettes, candy, sundries, snack food, and rentals of bait and tackle and fishing equipment. Tenant agrees that it will, at a minimum, provide food service and bait and tackle sales 8 hours per day, 7 days per week except during periods of inclement weather. The TUOP also allows for Tenant to make minor interior renovations, including, but not limited to, replacement of existing cabinets, refrigeration, beverage dispenser, display counters, lighting and paint.
