A merger and lot line adjustment of 20 existing legal lots (APN 021-234-007, -241-002) resulting in 7 lots. Four of the resultant lots will range in size from 12,000-15,038 sf and will be developed with 18 2-story townhomes using 9.24.060.B of the Land Use Code (RL District Alternative Development Option). The remaining 3 lots will be developed with the 3 existing houses that were moved from HSU to the site in 2007. Project includes relocation/restoration of Jolly Giant Creek, improvements to O, 12th and 13th Streets and the development of a detention facility on APN 020-137-001. Project requires Design Review and a zoning amendment to add a Planned Development (PD) combining zone.
