Request to expand an existing manufacturing facility (96,190 sf of structures) by adding a 27,950 sf warehouse, a 16,422 sf expansion of an existing fabrication shop, and a 2,500 sf office remodel and expansion. The project site was recently amended through staff approval PLN2015-0045, adding a 9,075 sf engineering shop, and a 20,000 sf paint shop. Flory Industries will demolish 7,870 sf of existing structures, when the new replacement buildings are constructed. A 12+/- acres of the 39+/- acre parcel is improved as an orchard, which will remain in production. A private access driveway is proposed in the northwest corner of the project site, created access to Kiernan Avenue. The proposed private access driveway will divert truck traffic away from Toomes Road.
