Document Description
Redevelopment of an~48-acre site (35 acres of land and 13 acres of water) currently occupied by various rental car agencies, District Harbor Police Department (HPD), airport taxi staging area, Lockheed Martin, and the Convair Lagoon remediation cap. The maximum development envelope identified for the proposed project could be up to 2.5 million square feet (sf) of mixed-use development and up to 534,000 sf of public open space. The following programmatic components are under consideration: 295,000 sf of retail/restaurant uses; 1.5 million sf of maritime-related or water-dependent use office space; 525,000 sf of hotel space, and 185,000 sf of consolidated HPD/Port Administration Headquarter space and associated HPD water-side uses. A Port Master Plan Amendment is required to address the proposed change in land and water uses.
