Document Description
The Project Site is generally located on the southwest corner of Mateo Street and Palmetto Street in the Central City North of community Plan Area of the City of Los Angeles. The Project Site is bounded on the north by Palmetto Street, on the east by Mateo Street, and on the south and west by existing industrial warehouse uses. The total area of all the parcels that compose the Project site is approximately 154,736 sf (or 3.55 acres). The Project Site is zoned M3-1-RIO and the General Plan land use designation for the site is Heavy Industrial. The Site formerly contained three adjacent industrial warehouse buildings, one of which included rooftop parking. Most of these structures have recently been demolished. The Project proposes to incorporate a portion of the building located at 581 S. Mateo. The Project would develop a 170,906 sf commercial center, consisting of 73,291 sf of retail space, 48,040 sf of creative office space, 2,000 sf of retail space set aside in specialty market for off-site sales of alcoholic beverages, and 47,575 sf of restaurant space in Buildings 1-4, resulting in an overall 1.1:1 FAR for the Project Site. Project Building 4 would consist of ground level retail with three levels of above grade parking and one subterranean level used for loading/parking.
