The South Garfield Village Specific Plan serves as a planning and regulatory link between the City of Monterey Park General Plan and individual, project level development within the proposed project area. The South Garfield Village Specific Plan provides area-specific land use districts unique to the project area, along with permitted uses and development standards, such as building heights, setbacks, and floor area ratios for each commercial district. The proposed project would allow a maximum of approximately 110,000 sf of neighborhood shopping and commercial services uses within the project area. The estimated development potential is based upon the permitted uses and maximum intensities that would be allowed by the proposed project. When compared to existing conditions, the proposed project would allow for a potential net increase of approximately 110,000 sf of neighborhood shopping and commercial services uses within the project area. The project site is not listed on a list of hazardous materials sites compiled pursuant to gov code section 65962.5.
