Document Description
The proposed project involves four entitlement requests (Tentative Map T15-00002, Development Plan D15-00002, Variance V15-00001 and Regular Coastal Permit RC15-00003) for the development of a 15-unit residential townhome project at a density of 26.3 dwelling units per acre on a 0.57-acre lot. The project site is located on the west side of South Cleveland Street, north of Oceanside Boulevard in the Townsite Neighborhood Planning Area and the non-appeal jurisdiction of the Coastal Zone. The project is in compliance with R-3 residential standards of the 1986 Zoning Ordinance. A tentative subdivision map is proposed to consolidate five parcels into one and to create 15 condominium airspace units. A variance is required under Section 1701 of the Zoning Ordinance to allow a 10-foot front yard setback where 15 feet is required.
