The proposed project includes the construction of a four-story, 56-foot tall, mixed-use building that include 5,447 sf of commercial space, 48 dwelling units, of which five units are for Very Low Income households. The project includes approximately 6,478 sf of project amenities, including private decks and common space in the form of courtyards, 65 vehicle parking spaces, 60 bicycle parking spaces, four electric vehicle charging stations, a subterranean and ground level parking garage, and a courtyard. The total project size is approximately 44,149 sf of floor area located in Hollywood Community Plan Area and is zoned C4-1VL with a General Plan Land Use Designation of Neighborhood Office Commercial. The project includes the demolition of a 66-year old commercial/retail building, of approximately 4,000 sf and the demolition of a 60-year old commercial/retail building of approximately 3,360 sf.
