- The project proposal is to construct an approximately 90,500 sf, two-story self storage facility on a vacant 2.67 acre parcel at 1000 Piper Drive (SW corner of Piper Drive and East Monte Vista Avenue). The proposed site plan includes 16 on-site parking spaces and access via two driveways on Piper Drive. Maximum building height is 25 ft. The floor plan includes a public lobby, break room, office and rest rooms. The west and south elevations identify metal roll-up doors and 6 truck parking spaces. The project site perimeter will include landscaping and a 6 ft. tall wrought-iron fence. The exterior of the building consist of stucco siding with split-face block CMU elements. Also, the project includes a request to exceed development standards to increase the allowable Floor Area Ratio (FAR) from .30 to .81.
