Document Description
An amendment to the Turlock General Plan and rezoning of three parcels, totaling approximately 9.7 acres, from Community Commercial to High Density Residential to allow for the construction of a 180-unit, 600-bed student housing complex, referred to as The Vista student housing project. The purpose of the project is to build a student housing community where the individual bedrooms will be leased solely to CSU, Stanislaus, students and faculty, as well as the community amenities that will be available for the exclusive use of the residents and their guests. The Planned Development will result in the construction of three, four-story buildings approximately 50 ft in height. The site will also include the construction of an approximately 6,460 sf club house with outside volleyball and basketball courts and a swimming pool, and approximately 596 parking spaces to serve the facility. The club house and outdoor recreational facilities will operate at various times throughout the day. The volleyball and basketball courts will be open from 10 am to 10 pm, Sunday through Thursday, and until 11 pm on Friday and Saturday. Swimming pool hrs will be open from 8 am to Midnight each day. The fitness center will be open from 6 am to Midnight each day. Study rooms, the theater room and the computer lab will be open 24 hrs each day. The game room and lounge will be open from 8 am to midnight each day. Leases will provide for community "quiet hours", which will be from 11 pm to 8 am each day. Special 24 hr quiet hrs will be implemented during exam periods at the end of each semester (appropriate notification will be posted). On site management will be available 24 hrs/day, 7 days/week, including property employees and resident assistants in each building. Security will be provided by a third party security company.
