Document Description
A Preliminary Parcel Map for a Small Lot Subdivision to create two lots. The existing two single family dwellings and garage will be demolished to construct two new homes with 2 new parking spaces per dwelling unit. The lot area will be approximately 2,600 sf for proposed Parcel A and 3,600 sf for proposed Parcel B. The applicant has also filed for ZA-2014-1728-CDP-ZAA-MEL. The applicant is seeking a Coastal Development Permit and a Mello Determination to demolish the existing triplex home and construct two new detached single-family dwellings. The Zoning Administrator's Adjustment (ZAA) request was for a 4-foot side yard setback in lieu of the required 5-foot side yard setback, but due to an error in the filing the request has been dismissed only for the ZAA.
