The proposed Project consists of a Major Design Review and a Parking Reduction Permit for two office buildings and a parking garage with associated parking and landscaping. The Project includes 2 design options for the office buildings, to be selected by the Applicant at the time of Building Permit.
1. 3-story Option: This option consists of two 3-story 71,018 sq. ft. office buildings.
2. 4-Story Option: This option consists of two 4-story 110,372 sq. ft. office buildings.
The Parking Reduction Permit would also allow the Project to park at a reduced parking rate (4.0 parking stalls/1,000 sq. ft.) If the 4-story option is selected by the Applicant, the Project also includes one of the following:
A. Off-site parking at an adjacent site including, but not limited to the movie theater property or the hospital property, subject to approval of the Planning Director; or
B. Parking Garage.
Projects that are consistent with a Community Plan, General Plan or zoning for which an EIR has been certified "shall not require additional environmental review, except as might be necessary to examine whether there are project-specific significant effects that are peculiar to the project or its site."
