- The Specific Plan Update is composed of two major components: (1) a long term vision and policy component and (2) a regulatory component. The vision and policy component provides goals and policies related to land use, circulation, infrastructure, and design, and recommends implementing programs and financing options to achieve these goals. The regulatory component would enact zoning for the Plan Area; establishing zones, uses, and development standards. Together, these two components would serve as a comprehensive document for development within the Plan Area. Buildout of the Specific Plan Update would accommodate development of up to 167 single-family units, 771 multi-family units, and 570,000 sf of non-residential development.
