The proposed project is on a site that is approximately 25,337 sf, spanning four lots, and includes the construction of a five-story, 69-foot tall, mixed-use building that includes 3,000 sf of commercial space, 76 dwelling units, seven units for Very Low Income households, 88 vehicle parking spaces, 90 bicycle parking spaces, four electric vehicle charging stations, a subterranean parking garage, recreation room, gym, pool, spa, 5th floor deck, and barbecue area. The total project size is approximately 75,411 sf of floor area in the Hollywood Community Plan Area. The site is zoned C2-1D with a General Plan Designation of Highway Oriented Commercial. The project includes the demolition of an existing carwash, which consists of one 49-year old structure and approximately 8,314 sf in building sf.
