Document Description
The applicant is seeking an after the fact building permit for a garage that was constructed prior to his owning the property, that is located within the 100-foot required setback from a Nevada Irrigation District canal. The applicant is requesting a setback of 86 feet from the canal under the Administrative Approval process that allows for up to a 50 percent reduction in the minimum setback from any man made canal, per Section 17.60.105.A.2 of the Placer County Zoning Ordinance. The Nevada Irrigation District has determined that the 86 foot proposed setback would not adversely affect the canal. Staff has determined that the reduced setback is justified given that the property is compartmentalized by the canal as it flows through the property.
