Document Description
The project applicant, Psomas, on behalf of the United States Pipe and Foundry Company, LLC (U.S. Pipe) is proposing to subdivide property at 1295 Whipple Road, where U.S. Pipe operates an iron smelting facility and ductile iron pipe manufacturing plant. The proposed project would split the existing approximately 70-acre property into two parcels: a 57-acre eastern parcel (Parcel 1) currently occupied by the pipe manufacturing plant and associated buildings and structures, and a western parcel (Parcel 2) of 13.35 acres occupied by a solid waste landfill that was closed in the summer of 2002. For purposes of this analysis, a 1.22 acre area has been identified on parcel 2 that could be developed in the future. Dedication of a 50-foot-wide access and utility easement is proposed for access to Parcel 2 across the southwestern corner of Parcel 1 to Whipple Rd.
