The proposed Project consists of the demolition of an existing office building, accessory structures and four light industrial structures (approximately 63,313 sf), two existing radio tower structures, and the development of an approximately 1,900,000-sf transit-oriented, mixed-use development, consisting of podium style buildings, that vary in number of stories and height up to approximately 300 feet. The Applicant may seek flexible land use entitlements (based on equivalent environmental impacts) with a base plan of approximately 1,218 multi-family residential units (up to 1,600,000 sf of residential floor area) and up to 300,000 sf of commercial floor area on the lower ground floors, and a total FAR of 3.9:1.
