The Watson Ranch Project proposes the phased development of 1) a series of residential neighborhoods of mixed densities and housing types with a total of approximately 1,250 new units; 2) a mixed-use commercial area consisting of civic, retail, entertainment, commercial, visitor serving and residential uses focused around the ruins; 3) a network of open space, parks, and bicycle and pedestrian corridors and trails linking the uses on the site and connecting to regional trails; 4) a new elementary school; 5) infrastructure to support the development, including streets, a potable water system, wastewater system, recycled water system, dry utilities; and 6) off-site transportation improvements, including improving and widening South Napa Junction Road and connecting to Newell Drive to the south.
