The proposed project involves the demolition of an approximately 1,001 sf restaurant with outdoor patio and an approximately 303 sf gasoline pay station/snack shop located on an approximately 2,898 sf L-shaped area, located within an irregular-shaped parcel measuring approximately 12,485 sf and zoned [Q] C2-1-CDO. An existing gasoline filling station will remain and the construction of a new approximately 1,879 sf convenience store with eight surface parking spaces is proposed for the cleared area. The proposed project also entails the modification of an existing pole sign and removal of a public pay phone.
