Document Description
The proposed project involves the change of use of an existing 762 sf retail space (previously maintained as a medical marijuana dispensary) to a one-story, 1,454 sf restaurant and wine bar with an outdoor dining area; the project includes a 458 sf additional to the rear of the property and 184 sf of outdoor patio dining space. The existing structure maintains a Floor Area Ratio (FAR) of approximately 0.5:1, however, the proposed addition would increase the existing FAR to 0.93:1. The project site consists of two lots (each approximately 780 sf), the existing structure is maintained on one lot and is adjacent to a paved courtyard area. Although this paved area was used for parking, there are no legally permitted spaces onsite.
