Document Description
Subdivision of a 10.39 acre parcel into four parcels: Parcel 1 - 2.53 acres (vacant); Parcel 2 - 2.0 acres (vacant); Parcel 3 - 4.68 acres (developed with a single family residence); Parcel 4 - 1.18 acres. Parcels 1, 2, and 4 are vacant and are intended for future single-family residential development. Parcel 3 is developed with a 1,718 sf single family residence, a 6,960 sf barn, and a paved driveway. Site slope ranges from four to forty percent. On-site vegetation is a mix of native and non-native trees, shrubs, and grasses, and wetland/riparian. Public utilities will be extended from existing facilities in Nelson Drive and Newburg Road; these include a watermain extension within the road and extension of a 6-inch sanitary sewer main. On-site LID stormwater swales will be constructed for each residence.
