Document Description
The project proposal is to construct an approximately 110,200 sf, three-story medical office building on a 6.38 acre site in the Vaca Valley Medical Campus located at 1000 Nut Tree Road, in the City of Vacaville. The proposed medical office building will consist of approximately 48,300 sf of fitness type space, 43,000 sf of medical clinics, and 18,900 sf of common space and shared staffing area. Primary vehicular access is currently provided by two existing entrances along Ulatis Drive and Nut Tree Road. An additional entrance will be provided by a new 48-foot wide shared driveway along the south property line. The project includes the construction of 430 off-street parking spaces and the transfer of 120 existing parking spaces that are underutilized. The maximum building height is approximately 46 feet to the roof and 56 feet to the roof screens.
