Document Description
The Project site is in the City's East of 101 area. The Applicant proposes a 128 room limited-service hotel. The hotel would include an indoor swimming pool and breakfast area. All parking would be on surface in front of the building and along the south side and west side property lines. Two shuttle vans and 93 surface parking spaces are proposed. Site access would be via two 30 foot wide two-way driveways along the south and north property lines. The 64,117 sf (1.47 acre) vacant site is approximately 13 feet above mean sea level. Historical information indicates that the site and surrounding area were submerged swamp land from the late 1890s to the early 1950s. The site has never been developed. Periodically the site was used for parking. The adjacent Focus Hotel was constructed in 1980. Other uses in the area are warehousing, construction yards and offices. The site is covered with invasive and native grasses and shrubs. The site is relatively flat, with a slight surface gradient towards the east. There is approximately a nine foot layer of undocumented fill consisting of sandy, gravely, cobble and boulders on the site. Bay Mud appears below the undocumented fill.
