Document Description
Construction of a new approximately 59,657 sf mixed-use development containing 70 units of multi-family housing consisting of 63 market rate units and seven restricted affordable units in one building measuring 60-feet (five stories) in height. The site encompasses approximately 24,262 sf of currently occupied land that spans five lots in the C2-1 and R4-1 Zones. Two levels of subterranean parking and a portion of the mezzanine will provide a minimum of 133 subterranean parking spaces and 81 bicycle parking spaces will be provided. At the ground floor, the proposed project will provide 5,289 sf of commercial retail space and a 1,309.5 sf recreation room. Two courtyards are proposed on the second floor, one on the northern side measuring 1,000 sf and one on the southern side measuring 1,309.5 sf. The total amount of on-site grading will be less than 500 cubic yards of dirt, none of which will be exported. There is one 6,203 sf commercial building and two residential buildings with four units that are 2,434 sf, for a total of 8,637 sf on the project site that will be demolished.
