Document Description
The proposed project consists of the adoption of Specific Plan No. 3 on an 11.39-acre project site (with 9.69 acres being vacant and the remaining 1.7 acres being occupied by commercial and office uses) on the north side of Valley Boulevard (between Suzanne and Pierre Roads) in the City of Walnut. Upon adoption, the Specific Plan is intended to facilitate new mixed-use development within a key corridor of the City by incorporating residential and retail/commercial uses within a comprehensively planned development site. Under the Specific Plan, the vacant portion of the project site (9.39 acres) would be developed with approximately 7,000 sf of retail/commercial uses and up to 130 attached and detached units. A variety of multifamily housing types would be allowed under the Specific Plan, including townhomes, row houses, green courts, small lot detached homes, patio homes, and similar higher density residential product types. The Specific Plan would also include other related site improvements, including internal private streets, sidewalks, resident and visitor parking, common open space and recreation areas, and other hardscape and landscape improvements.
