The proposed project includes the development of 186 single-family homes resulting in an average density of 5.44 units per acre. In addition, the proposed project would include a 1.38-acre park. The Spring Lake Specific Plan would need to be amended to modify the East Street cross-section for the segment south of the County Fair Mall to Sports Park Drive. The Spring Lake Specific Plan Amendment includes a request to modify the median and reduce the number of lanes from four to two. The internal streets, street lighting, and underground utilities (sewer, water, stormdrain) in the proposed development would be publically owned and maintained by the City of Woodland. All access to the site would be from East Street, to the west, and Sports Park Drive, to the south.
