The proposed project is on a site that is approximately 44,191 sf, spanning seven lots, and includes the construction of a three to four-story, 36 to 51-foot tall, 84-unit multifamily dwelling that includes seven units for Very Low Income households, 161 vehicle parking spaces, 101 bicycle parking spaces, 8 electric vehicle charging stations, a subterranean parking garage, a recreation room, and a roof garden. The total project size is approximately 103,495 sf of floor area in the Hollywood Community Plan Area. The site is zoned R3-1 across six lots and C4-1XL on one lot with a General Plan Designation of Medium Residential and Neighborhood Office Commercial respectively. The project includes the demolition of the nine existing residential structures on the site, including three single family dwellings and four duplexes, which consist of a total of 11 units (approximately 11,717 sf of floor area total).
