Document Description
The proposed project involves a Tentative Tract Map to allow for the subdivision of the existing 1.83 acre lot into two parcels and 37 condominium units. The existing on-site structures would be removed and the proposed development would consist of 37 new live/work condominium units with interior drive aisles, surface parking, pedestrian walkways, and landscaping. The development would require a General Plan Amendment from Industrial to Residential-High and a Zone Change from M-1 to R-5-PD (19 to 24 units/acre) of a 64,790 sf portion of the site to support the proposed density of 22.3 units per acre. A Comprehensive Plan is required to approve the proposed site layout and project design. The proposed live/work units are comprised of 17 two bedroom units (1,555 sf of floor area per unit) and 20 three bedroom units (1,826 sf of floor area per unit). The proposed workspaces (to be located at ground-level) would support professional office, studio (art, music, dance, photography, wood working), clothing boutique, surf shop, hair salon, graphic design, and other similar uses as further defined in the conditions, covenants, and restrictions (CC&Rs) for the project, as well as those uses allowed with the issuance of a Home Based Business Zoning Clearance Permit. The second and third floors (which are connected to the first level work space floor) would consist of living area. The project would construct a total of 11 on-site buildings with an approximate height of 36.5 feet, and would vary in color and materials. The project site is not listed on a list of hazardous materials sites compiled pursuant to Government Code Section 65962.5.
