The project would construct 242 single-family residential units, three private parks, and associated infrastructure on a vacant 78.04-acre site in the community of Tujunga in the northeastern portion of the City of Los Angeles. The project would grade the site to create individual lots from approx. 9,000 to 19,000 sf. The homes would be two-story with heights of approx. 28 feet, and would provide 2,482 to 2,783 sf of living space, with attached two-car garages, for a total structural development of 763,995 sf. Access to the site would be via two entrances from Big Tujunga Canyon Road, and an internal street network would be constructed within the site, including a bridge over an unnamed dry wash that crosses the site to provide access to individual lots. An emergency-use access road would be constructed from the southern boundary to Big Tujunga Canyon Road. Three parks (approx. one ac. each) would be provided on site for active recreation use. Grading will follow the general contours of the existing topography, with cut and fill quantities of approximately 487,000 cubic yards balanced on site. Off-site soil hauling will not be required. The City entitlement requests are: a General Plan Amendment to change the land use designation from Minimum Density Residential to Low Density Residential, a Zone Change from A1-1-H to RE9-1-H, a Vesting Tentative Tract Map, Site Plan Review findings, and Project Permit Compliance with the San Gabriel/Verdugo Mountains Scenic Preservation Specific Plan.
