Mission Viejo Medical Center Project

The project proposes construction of a four-story medical office building consisting of 108,791 s.f. and a five-level parking structure with 636 parking spaces on the approximately 3.76-acre site. The range of medical services to be provided at this facility includes but may not be limited to imaging, outpatient surgery, gastro intestinal laboratory, oncology, orthopedics and sports medicine, cardiology and cardiac rehabilitation, primary care, eye care, lab services, pharmacy, etc. The existing private roadways that extend from Medical Center Road and Marguerite Parkway would generally remain within the same locations; however, the roadways would be reconstructed as the site is graded to accommodate the project. No modifications to the existing intersections at Medical Center Road and Marguerite Parkway are proposed. A roundabout would be located at the intersection of the two private roadways ("A" Street and "B" Street). The private roadway that intersects with Medical Center Road ("A" Street) would extend through the roundabout and connect to the existing Shops' ring road. The portion of Shops Blvd., that currently bisects the project site would be vacated, however the connection from Marguerite Parkway to Shops Blvd., would remain in place until the new connection is complete.
