Document Description
Divide parcel into 4 lots for future residential construction located on a private road which will be widened to City minimum standard of 20 feet. Preliminary grading estimates are 752/744 cubic yards cut/fill. Earth disturbance will be limited to development envelopes, outside of the one identified riparian/seasonal drainage channel and other natural drainage swales. Average slopes of potential building pads range from 17% to <25%. Individual septic systems will be installed. A CalFire permit is needed for some tree removal. Approximately 228 trees/tree groups will be removed, 104 of which meet the City's protected criteria, while 29 are dead or diseased.
