The project involves an application to split an 18,641 sf parcel into two parcels of 9,186 sf (Parcel A) and 9,455 sf (Parcel B). Each parcel is presently developed. Parcel A is developed with a general commercial building that has been used in the past as a commercial retail space and Parcel B is developed with the Crescent City Glass Company's place of business. Parcel A is accessed from Hoover Avenue, Parcel B is access from Northcrest Drive. The parcels are served by the City's public water and public sewer system. Zoning in the project area is C4 (General Commercial).
