Document Description
The proposed project is on a site that is approximately 27,200 sf, spanning four lots, and includes the construction of a five-story, 56-feet tall, 46-unit multifamily dwelling that includes four units four very low income households, and 72 parking spaces in a one-level at grade parking garage. The total project size is approximately 59,906 sf of floor area in the Hollywood Community Plan Area. The project is zoned R3-1 with a General Plan Designation of Medium Residential. The project includes the demolition of the four existing residential structures on the site, including two single family dwellings and two multifamily dwellings, which consist of 13 units (approximate 1,882 sf of floor area). In consideration of providing four affordable units, the applicant seeks the following on-menu incentives: an 11-foot height increase (56-feet tall as opposed to 45-feet tall) and a 20% reduction in the required open space requirement (4,560 sf as opposed to 5,700 sf). There are 25 trees existing on the project site. All shall be removed.
