Annexation of 330-acre site located adjacent to the City of Atwater (cross streets of N. Buhach Road/Ashby Road). Site is within the City of Atwater Sphere of Influence. General plan amendment to modify existing City land use designations, with majority of project being amended from Commercial and Low Density Residential designations to Business Park designation. Prezoning proposed commensurate with proposed land use amendments. Concurrent approval of a Planned Development Master Plan and Vesting Tentative Map for the Ferrari Ranch, an approximately 160-acre portion of the annexation area is to be considered. Planned Development Master Plan and Vesting Tentative Map approvals would enable Ferrari Ranch project applicant to submit future final development plans for individual projects within the master plan area. Ferrari Ranch is currently being planned for regional commercial, regional medical, and regional park uses. Final development plans are not being submitted for consideration by the Ferrari Ranch applicant at this time.
