Document Description
The proposed project consists of a Tentative Tract Map application to subdivide one lot totaling 24.26 acre into seven residential lots and one lot for a water quality feature. Lots will range in size from 0.86 to 4.36 gross acres. Approximately 30% of the project site will be graded. CC&Rs as well as an HOA with an architectural control committee will be formed. The project will include site preparation for the required infrastructure. The graded areas will allow for the construction of housing pads, a street to provide access to the lots, landscaping, and site trenching for wet and dry utilities. John Warner Road, near the intersection with Santiago Road, will be reconstructed with a vehicular bridge to repair storm damage and to reconnect it with Santiago Road. The site is currently vacant, yet disturbed by various off-road and hiking trails.
