Document Description
This is reconsideration of ENV-2013-3634-MND for a previous project that involves a coastal development permit and a Mello Act Compliance for the construction of 2 new, two-story, single-family dwellings on adjoining lots (1305 and 1307). The proposed development at 1305 Paseo del Mar includes the construction of a new 2-story, 26-ft high, 4,323 sf single family dwelling. It would include a 1,028 sf detached garage and a deck to be constructed on a vacant, 19,291 sf lot. The development has been designed in a way that the structure would be below grade level, as such grading is proposed; there will be 590 cy of cut and 5 cy of fill. The proposed development at 1307 Paseo del Mar includes the construction of a new 2-story, 26-ft high, 4,323 sf single family dwelling. It would include a 665 sf detached garage and 2,167 sf of balconies, mechanical spaces, and a roof deck all to be constructed on an 18,834 sf lot. 1307 already contains a 1,302 sf house constructed in 1938 that will be demolished. The development has been designed in a way that the structure would be below grade level, as such grading is proposed: there will be 751 cy of cut and 15 cy of fill.
