Coastal Development Permit for the construction of 2 new single-family dwellings on adjoining lots. The proposed floor area at 1305 Paseo del Mar is 4,323 sf, while the floor area at 1307 Paseo del Mar is 4,287 sf. The lot at 1307 already contains a 1,302 sf house that will be demolished, the 1305 property is vacant, and will constitute an infill development. The lot area is 18,834 sf, and the lot area for 1305 is 19,291 sf. The site is within the Hillside Area, Baseline Hillside Ordinance Area, the San Pedro Specific Plan area, the Dual Jurisdiction Coastal Zone, Special Grading Area, the Palos Verdes Fault Zone, a Landslide Area, a Tsunami Inundation Zone, and the San Pedro/Wilmington Revitalization Zone.
