Document Description
The proposed project is on a site that is approximately 6,210 sf (one lot) and includes the construction of a four-story, 45-foot tall building with nine residential units that includes two units for very low income households, and nine parking spaces at grade. The total project size is approximately 6,154 sf of floor area in the Wilshire Community Plan Area, zoned R3-1 with a General Plan Designation of Medium Residential. The project includes the demolition of one existing single family dwelling of approximately 842 sf, and requires the export of less than 500 cubic yards of dirt. In consideration of providing two affordable units, the applicant seeks the following on-menu incentives: a 20% reduction of the front yard setback to 12 feet in lieu of the required 15 feet; and a reduction of 20% of the required open space to 923.25 sf in lieu of 1,125 sf.
