The project includes the demolition of two 1-story commercial buildings located at 479-487 South Fairfax Avenue with approximately 6,660 sf of combined floor area and the construction of a 5-story, 56-foot tall building with 18 residential dwelling units that includes 1 unit for very low income households, 18 parking spaces on the ground floor, and a total of approximately 13,065 sf of floor space. In consideration of providing one affordable unit restricted for Very Low Income Households, the applicant seeks the following Affordable Housing Incentive and Density Bonus Determination: an increase in height of 11 feet for a maximum height on 56-feet.
