Document Description
The proposed project is on a site that is approximately 20,400 sf, spanning three lots, and includes the construction of a four-story, 45-foot tall, 34-unit multifamily dwelling that includes three units for very low income households, and 71 parking spaces in a one-level subterranean parking garage. The total project size is approximately 51,519 sf of floor area in the Hollywood Community Plan Area, zoned R3-1 with a General Plan Designation of Medium Residential. The project includes the demolition of the four existing residential structures on the site, including one single family dwelling, two duplexes, and one apartment building (approximately 6,838 sf of floor area) and requires the export of 11,200 cubic yards of dirt.
In consideration of providing three affordable units, the applicant seeks the following on-menu incentives: a 20% increase in FAR, (3.6:1 FAR as opposed to 3:1 FAR or an increase of approximately 8,802 sf) and a 20% reduction in the required front yard setback (12 feet as opposed to 15 feet).
