Document Description
The project involves the demolition of the existing structure (restaurant) located on the parcel and the rebuilding of a new 20-unit motel. The plans indicate that the motel would be located in generally the same location as the existing structure. Engineering analysis has been provided which discusses considerations and recommendations relating to the proposed ocean front, bluff top development (i.e. coastal erosion, geotechnical stability, etc.). The project will be required to conform to the zoning restriction of the CR (Commercial Recreational) zone district including maximum building height (35-feet), off-street parking, construction setbacks, etc.) in addition to any site specific requirements (such as bluff setback, preserving coastal viewsheds, etc.). The project will utilize an onsite sewage disposal system and community water.
