Document Description
The zone entails the implementation of rules, regulations, and guidelines to facilitate development / redevelopment within the 40-acre area. As part of the Zone, the City. would also execute one or more Development Agreements with property owners. The mixed uses expected to occur with full buildout includes club retail (aka warehouse club), hotel, recreational, and small- and large-format general retail establishments. With development, the area of the Zone could contain up to 535, 490 sq. ft. of building space, a net increase of 310,802 sq. ft. over existing building space. It is assumed that the development of the area of the Zone would occur in two or more phases.
