Document Description
The project applicant, Edward Biggs, is proposing a series of land use entitlements, approval of which would facilitate the development of up to 38 new homes on western 38.2 acres of the project site which falls within the City's Urban Limit Line (ULL). The site would be divided into 38 lots, minimum 20,000 sf in size, which would accommodate one to two-story custom or semi-custom homes up to between 4,000 and 6,000 sf in size. Other major components of the project would include development of a water quality basin, a new internal roadway system, a private trail that connects with a nearby water tank access road, and the installation of utility connections for each proposed lot. Of the remaining 70.49 acres of the project site, outside from the City ULL, at least 67.5 would be placed in a permanent conservation easement.
